What Do I Need to Do to Rent from Wright-Way?

If you’re thinking about renting a home through Wright-Way, the best place to start is by understanding our qualifying criteria. We believe in being clear, fair, and upfront so you know exactly what is expected before you apply.
Here’s a simple breakdown of the specific criteria we review.

Rental History
Applicants must have verifiable and comparable rental history. That means we need to be able to confirm both your past and your current rental experiences.
Please note that rental history from a family member does not qualify.
To meet this part of the criteria, applicants must also:
No evictions
No lease violations
No balances owed to a current or previous landlord
No rental history? No problem! We are happy to work with first time renters on a case-by-case basis.
Employment and Income History
Applicants must be currently employed in the area.
Gross monthly income must be equal to or greater than 3 times the monthly rent. This helps show that you will have no issues making your rent payment, plus utilities and other monthly expenses.
If you plan to include any additional income, it must be verifiable: paystubs, tax documents, offer letters, court ordered spousal/child support, VA benefits, etc.
Credit History
To qualify, applicants must have no more than 5 negative credit lines within the last 5 years.
Applicants must also not owe a balance to a current or previous landlord.
Medical and student loans are not counted as negative lines for this review.
Criminal History
Certain criminal convictions may be grounds for disqualification. This includes records involving:
Violent crimes
Crimes of a sexual nature
Crimes against property or persons
Drug manufacturing or distribution convictions
If a conviction is more than 5 years old, it will be reviewed individually.

Animal Policy
Not all Wright-Way properties accept pets.
Please note that aggressive breed dogs are not accepted. This includes, but is not limited to:
German Shepherd
Chow Chow
Rottweiler
Doberman Pinscher
American Staffordshire / Pit Bull Terrier
Bull Mastiff
Husky
Akita
Aquariums over 100 gallons will require renters insurance.
In addition, assistance animals, service animals, emotional support animals, and therapy animals must be declared on the application.
